Terms & Conditions

These Terms & Conditions (“Terms”) govern your use of BHK Scanner at bhkscanner.com (the “Service”), operated by Sidharth N, Kochi, Kerala, India (“we”, “us”). By using the Service you agree to these Terms.

1. What the Service is

BHK Scanner is a search engine for rental property listings. Our automated agents collect publicly available rental listings from third-party websites, social media pages and communities, normalise them, and present them in one searchable feed with optional paid alert subscriptions.

2. What the Service is not

• We are not a broker, agent, or landlord, and we are not a party to any tenancy, agreement, or payment between you and a property owner or broker.
• Listings originate from third parties. We do not verify ownership, availability, pricing, or the identity of the person listed as contact. Always verify a property and its owner in person before paying any advance, deposit, or fee.
• A listing appearing on BHK Scanner is not an endorsement or a guarantee of its accuracy or availability.

3. Subscriptions & payments

• Paid plans (see Pricing) provide earlier access to newly-found listings and alert delivery, billed for a 2-week period in INR. Some tiers are seat-limited.
• Payments are processed by our payment partner (e.g. Razorpay); we do not store your card or banking details.
• Plans do not auto-renew silently: you are notified before any renewal charge.
• Cancellations and refunds are governed by our Cancellations & Refunds policy.

4. Acceptable use

• No scraping, bulk-downloading, or reselling of the Service's data or alerts.
• No use of the Service for unlawful purposes, spam, or harassment of listing contacts.
• We may suspend accounts that abuse the Service or attempt to circumvent seat limits or delays.

5. Content & takedowns

If you are a listing owner or platform and want a listing corrected or removed, email support@bhkscanner.com with the listing ID (e.g. RR-1234) — we action takedown requests within 72 hours.

6. Liability

The Service is provided “as is”. To the maximum extent permitted by law, we are not liable for losses arising from reliance on listing information, dealings with third parties, or Service interruptions. Our total liability for any claim is limited to the amount you paid us in the 3 months preceding the claim.

7. Changes

We may update these Terms; material changes will be announced on the site. Continued use after changes means acceptance.

8. Governing law & contact
